* monthly payment must be low or not higher than market in the area.

* nice upscale areas
* fully non qualifying assumptions
* no money down, no back payments due, no credit check, just a simple take over payment situation.
Any price home is fine but all conditions above must be met.

If the property meets all of the above requirements and after viewing the pictures and general information we will let you know within 24 to 72 hours if we want to purchase the property.
We will need the following emailed to our office email:
1) pictures
2) address - full address, city & state
3) balance and years left owing on the property
4) type property - residential or commercial and whether it is a single family home, or what other type.
5) legal description of property if available
6) monthly payment
7) county property is located in
8) square feet of property itself
9) number of bedrooms
10) number of baths
11) garage size - 1,2 or 3 car or more
12) any defects with the property- we will not buy properties with major defects, properties must be in very good condition. Minor defects are acceptable in some cases.
13) lot size that property sits on
14) ammenities such as a pool or other.
15) Central a/c & heat
16) home is electric or gas
17) fireplace, study
18) year built- very important
The more information about the property that you can give to us will result in us making a quick decision to buy or not.
We also buy beach property that is waterfront or close to the water. But again must be a take over payment only situation.
Please make sure 100 % that you property is eligible to be sold as a non qualifying assumption property only with zero down as these are the only type property that we are interested in.
